Before we put your property on the market we need to figure out what it is worth. I will meet with you to look at your property in detail and ask you a variety of questions. I will then use a number of methods, combined with my experience, to help you arrive at a fair market price.
I will provide you with sales figures of similar properties that have sold recently in your neighbourhood. This information will give us a sense for what buyers are willing to pay for homes like yours and also suggest a general price range.
I will look at what your land is worth and what it would cost to build your home at today.
If your property generates income, or has the potential to do so, then I will work backwards from the revenue to work out a suggested value and capitalization rate that would appeal to real estate investors.
